The Best & Biggest Paradise Shopping in Kuta

One is said to have not been to Bali before making a visit to Istana Kuta Galeria”. At a glance, this expression seems so simple and promotive. However, the gist and importance behind simplicity and promotivism you will perceive as soon as you step in the shopping complex of Istana Kuta Galeria (IKG). As if all your dreams had existed here. The aroma of lifestyle seems to be scattered everywhere when you enter the area of IKG shopping festival. Grandiose and friendliness are reflected by the property’s texture as if your privacy and prestige were well covered. This is evidence of solemnity of the developers in meeting its commitment to extend the best to its valued customers.

IKG is also a promenade and the most enthralling shopping quarter in Kuta, Bali. Ranging from fashion to hand phones, sofas to souvenirs, accessories to monkey wrenches, pan to teriyaki are already available here.
Property management of IKG, Ari Daniel and Boyke Prasena, explained that their concept was indeed unique and different from that of other house-shops or plazas across Bali. “Not only concept, the management system of IKG is also unique compared to others,” said Ari Daniel to Bali Travel News.
Property units existing in IKG are in the form of house-shops but managed a la mall. So, the position of IKG lies between malls and house-shops. If it’s purely a house-shop, management will have no responsibility when the unit has been sold. IKG is non-identical. Having been purchased, management remains responsible for the entire property—for instance, in the case of environmental maintenance and handling waste discharging and the like. “Security systems here is around the clock, and so are the matters pertaining to maintenance, facility operation and electric facilities,” Ari said.
To assure the security and comfort of the purchaser, management has set up 12 CCTV cameras at each block to monitor every single activity of visitors that come into the complex 24 hours a day. “It constitutes one of the management’s commitments which by nature would like to preserve the reputation, security and comfort of property purchasers here,” Boyke says while adding that doing business and shopping at IKG will not be disappointing. Because, for property purchasers at IKG will, according to Boyke, get their rights of ownership after previously purchasing a certificate for the right to build. A unit house-shop consists of three floors measuring 5 X 12 meters. Facilities obtained when purchasing this property are 2200 watts of electricity, water by Municipal Water Corporation and one telephone line. The price, is IDR 1 billion and it is negotiable.
For customers, IKG is a promising, pleasant and convenient mall or plaza. Apart from 24 hour CCTV cameras its other superiority is strategically located at easy access between Denpasar and Kuta. Its parking lot is immensely spacious and convenient for pedestrians. While, its architecture is exceptionally unique constituting a perfect blend of elegant design and ornaments of ‘courageous’ colours. In addition, almost all kinds of products are available at IKG. Assuredly, they belong to leading and quality international brands especially handicraft products and sculptures, their price is negotiable. “Even though it’s located at a De luxe mall or plaza,” Ari remarks.
Currently, 80% of the total 260 house-shops at IKG have been sold. And, 50% or 140 units have been opened for commercial needs. IKG has 14 blocks and each has different names in accordance with the ornament of the block. For instance, Valet 1 & 2, Promenade, Ring of Event, Broadway 1 & 2, Ethnic, Techno, Riverside and Entrance 1 & 2.
According to Ari, all blocks are arranged in such a way that all kinds of products are equally interspersed. “There are no certain products that dominate certain blocks. This is our role in spreading all products evenly at all blocks so vendors and customers get good buys equally,” Ari adds.
Various product centres are available such as fashion, Food Paradise, Children arcade, Art & Gift, Interior, Electronic, Game Master and China City centre. Similarly, there are service companies like hotel marketing & tourist information, Internet & multimedia service providers managed by Wimax Bali, interior and lamp accessories at Alabaster Lighting. The other is consulate offices that chose IKG as its centre of diplomatic activity, namely that of Portugal, Austria, Spain and Switzerland. In the meantime, other facilities like outdoor sport equipment is provided by Extrem Stores; Bar & Music School by Kayu Api Club; Chiropractic Clinic; Beauty Salon by Arie and Harry Professional Salon and De Luzern; and banking services by Bank Buana and Bank Bumi Arta. They selected Istana Kuta Galeria because its location is superbly strategic and convenient for doing business and favourable for visitors.
The consul of Switzerland & Austria, Mr. Jon P. Zurcher commented that the location of IKG is logically nestled in a business centre and then selects to have his office at IKG because it is a strategic shopping centre and accessible from everywhere, has spacious parking lots and guaranteed cleanliness and security systems.

The Massive One
Of the 140 house-shops sold, Ace Hardware and Tiara Supermarket are the massive tenants. Meanwhile, Planet Surf is the first tenant at the shopping complex. Ace Hardware is the most complete store of household tools in Bali. Meanwhile, the best-seller product at the present time is furniture with distinctive and quality design.
According to Assistant Store Manager of Ace Hardware, Putu Ada, since he initiated his business at IKG in 2003, they have been assisted by the management of PT Kuta Galeria Cemerlang that supervises the Istana Kuta Galeria. “It gives reasonable profits to do business at IKG,” utters Putu who admits that 65% of his customers are expatriates who stay in Bali. In addition, most of his consumers admit that the obvious superiority of IKG is that it has spacious parking lot and strategic location so they can avoid traffic jams. They choose Ace Hardware because the products provided are of high quality and reflect the lifestyle of expatriate consumers. Per day, his customers reach 500 people.
A different opinion was stated by Sulis, the owner of Alabaster Lighting at IKG. According to her, everything has been maximal, but the management party executed less joint promotion with the tenants so IKG was nearly overcast compared to other properties that were promoting intensively. For that reason she has suggested that management carry out promotion by involving tenants.
Istana Kuta Galeria is established on four hectares land plus three other hectares for parking lots. IKG is located on Jalan Patih Jelantik, Kuta Bali. This area was familiarly known as the ‘Central Parking Lot of Kuta.’ It’s only 15 minutes from Nusa Dua and Sanur tourist resort, 10 minutes from Ngurah Rai International Airport and 7 minutes from Denpasar. If you stay in Ubud, the journey to Istana Kuta Galeria will take you an hour. However, when a traffic jam occurs, estimated time above will fall short. Remember!
